The Balearic Property Market Continues to Be a Good Investment
Investing in the Balearic Islands
The numbers don’t lie — the Balearic property market remains one of the most attractive real estate investments in Spain.
Although living or investing in paradise has become more expensive, Ibiza, Mallorca, Menorca and Formentera continue to offer long-term profitability and security.
At Frau Legal, we have analysed recent market data, and the conclusion is clear: the Balearic Islands remain a safe and growing investment destination.
A Growing Market
According to EPData, property transactions in 2022 showed solid growth:
-
January: 1,425 sales
-
February: 1,416 sales
-
March: 1,933 sales
-
May: 1,763 sales
Throughout the year, the average remained around 1,400 sales per month, with a total of approximately 17,100 property transactions in 2022, according to the General Council of Notaries.
These figures confirm that the Balearic real estate sector remains strong, stable, and highly active.
Prices per Square Metre
Property prices in the Balearic Islands have continued to rise steadily since 2014.
-
In August 2014, the average price was €2,090/m².
-
By June 2022, it reached €3,147/m².
Even during the pandemic, the market only experienced a minor correction of €50/m², quickly resuming its natural growth path.
Rental Market and Housing Prices
Rental prices have also followed an upward trend:
-
€7.59/m² in August 2014.
-
€12.51/m² in June 2022 — an 11.28% increase compared to November 2021 (€11.44/m²).
The average property price in the Balearic Islands is now around €850,000, with 80% of sales ranging between €200,000 and €3,750,000.
According to the National Statistics Institute (INE), the year-on-year growth rate for property sales in September 2022 stood at 11.79%, confirming the sector’s resilience.
2023 Outlook: Continued Growth
Forecasts for 2023 remain optimistic. The Balearic Islands continue to show steady growth, sustained demand, and investor confidence.
The region’s limited land availability, high international demand, and quality of life make it a solid and secure market for both domestic and foreign buyers.
Additional Benefit: The Golden Visa
Investing in Balearic real estate also offers a residence advantage for non-EU citizens through Spain’s Golden Visa program.
This visa grants the right to live and work in Spain with minimal requirements — an additional incentive for investors seeking both profitability and lifestyle in one of the most desirable regions in Europe.
