Tourism Recovery Surpasses Expectations

The tourism industry in Mallorca and the Balearic Islands is exceeding all forecasts.
After years of slowdown due to the pandemic, the islands are not only recovering — they are on track to surpass the historic tourism records of 2019.

According to the National Statistics Institute (INE), hotel occupancy reached 87% in July 2022, with 10.7 million overnight stays.
Major hotel groups now predict an average 80% occupancy in September, driven by last-minute bookings and a surge in quality tourism.

Passenger traffic at Son Sant Joan Airport is also expected to exceed the previous record of 3.7 million travellers from 2019.

However, not everything is positive — operating costs across the hospitality sector continue to rise steadily.

Despite that, the Balearic Islands retain their position as Spain’s leading tourism destination, combining high demand, premium experiences, and consistent growth.

Rising Demand for Balearic Real Estate

The property market in the Balearic Islands continues to soar alongside tourism.
In the last seven years, luxury property prices have risen by 40%, confirming that real estate in Mallorca, Ibiza, Menorca and Formentera remains one of the most stable and profitable investments in Europe.

Post-pandemic trends such as remote work and seasonal living have also led to a boom in second homes and “home-offices” on the islands.
Many foreign buyers now choose to enjoy the Balearics year-round — not only during summer holidays.

Residency Advantage: The Golden Visa

For non-EU citizens, the standard 90-day stay rule in the Schengen Area can be restrictive.

The ideal solution is the Golden Visa Spain — a residence permit granted to foreign investors who make a qualifying property investment in Spain.
This visa allows free movement, long-term residence, and full access to Spain without counting short-term stays.

There are several qualifying routes (real estate, capital investment, or business projects). You can find full details in our Frau Legal guide to the Golden Visa.

New Tourist Profiles: The Transatlantic Visitor

The new direct air route between Palma de Mallorca and New York has opened the door to a growing flow of American tourists.

While Germany and the United Kingdom remain the leading source markets, this new visitor profile brings higher purchasing power and a preference for premium, sustainable tourism — including nautical experiences, golf, and luxury hospitality.

The Balearic Islands are working to consolidate this type of tourism: respectful, conscious, and committed to preserving the natural and cultural beauty of the islands.
